These Terms of Use (“Terms”) govern your use of the loanladyliz website, powered by ReeseSquared Mortgage (“ReeseSquared,” “we,” “us,” or “our”). Liz Reese is identified as NMLS #1161262 and Cal DRE #01392233. By using the website, you agree to these Terms. If you do not agree, please do not use it.

General information only

Website content is provided for general educational and informational purposes. It is not financial, legal, tax, real-estate, accounting, estate-planning, or investment advice and is not a substitute for advice based on your individual circumstances.

No loan offer or commitment

Nothing on this website is a loan approval, commitment to lend, guarantee, rate lock, or offer of a specific loan, rate, payment, proceeds amount, or term. Programs, rates, fees, eligibility, and underwriting requirements can change and are subject to application, verification, property review, appraisal, counseling when required, underwriting approval, and applicable law. Final terms are provided only through authorized written loan documents.

Reverse-mortgage information

Reverse-mortgage eligibility and available proceeds depend on individual circumstances and may include the age of the youngest borrower or eligible non-borrowing spouse, current interest rates, property value, existing liens, program limits, financial assessment, property requirements, and other factors. For an FHA-insured Home Equity Conversion Mortgage, the borrower generally retains title to the home, while interest and fees are added to the loan balance over time.

Borrowers must continue to meet loan obligations, which generally include occupying the home as a principal residence, paying property taxes and homeowners insurance, maintaining the property, and paying other applicable property charges. A reverse mortgage generally becomes due and payable when an applicable maturity event occurs, which may include sale of the home, death of the last applicable borrower, the home no longer being the borrower’s principal residence, or failure to meet loan obligations. Individual protections and requirements vary.

Calculator and examples

The reverse-mortgage calculator, illustrations, scenarios, articles, and examples are educational estimates based on assumptions. Results are not quotes, applications, approvals, commitments, guarantees of proceeds, or qualification determinations. Estimates may omit or approximate appraisal results, mortgage insurance, servicing or origination charges, taxes, insurance, association dues, repairs, liens, set-asides, closing costs, changing rates, first-year disbursement limits, and other requirements or costs. Calculator entries stay within your browser and are not submitted to us by the calculator.

Licensing and availability

Mortgage services are offered only where ReeseSquared Mortgage and the applicable mortgage professional are properly licensed or otherwise authorized. Products and services may not be available in every state or situation. The licensing information displayed on this website is provided for consumer verification through NMLS Consumer Access.

Secure applications

Do not send Social Security numbers, bank information, income or asset documents, or other sensitive financial information through this website or by ordinary email. Mortgage applications and documents are handled through ARIVE, a separate secure loan platform. Its terms and privacy practices apply when you use it.

Third-party links

This website may link to our scheduling provider, ARIVE, HUD, the Consumer Financial Protection Bureau, NMLS Consumer Access, Google, and other third-party websites. Those services are independently operated. A link does not guarantee or endorse their content, availability, security, or privacy practices, and we are not responsible for their websites.

Acceptable use

You may use this website only for lawful personal or business-information purposes. You may not interfere with its operation, attempt unauthorized access, introduce malicious code, misrepresent your identity, or use the website in a way that violates applicable law or another person’s rights.
